Housing
Mid-century ranches on large irrigated lots, a growing share of custom rebuilds, and a handful of true estates near the mountain. Lot size and irrigation drive the price as much as the house does.

The Running Radius
Citrus-grove lots and flood irrigation, 44th to 68th Street. The original.
Arcadia is the pocket of east Phoenix tucked under the south face of Camelback Mountain. A hundred years ago it was citrus orchards, and that history is still the whole point: oversized lots, mature trees, and SRP flood irrigation that turns a desert yard green a few times a month.
Arcadia runs from 44th Street east to 68th, from Camelback Road down toward Indian School. The original ranch homes from the 1940s through the 1960s are being rebuilt one at a time, which is why you'll see a 1,900 square foot ranch next to a 6,000 square foot new build on the same block.

The trees, the lots, and the location. Old Town Scottsdale, the Biltmore, and Sky Harbor are all a short drive. Hopi Elementary and Arcadia High are the draw for families.
Flat, shaded streets with wide lawns, and the Echo Canyon trailhead for anyone who wants hills. Sierra's morning routes start here most weeks.
Your next move
Buying in Arcadia means knowing which street, not just which zip code. The same floor plan can sell for very different numbers depending on the lot, the irrigation, and whether it sits in the flight path. Send me the listing and I'll tell you the truth.
