Housing
Ranches and renovations north of Osborn, condos and townhomes near 32nd Street and Camelback, and a scattering of newer custom homes. The widest spread of price points in the radius.
Stop 03 · Phoenix 85016 and 85018
The corridor between Arcadia and the Biltmore. Condos to estates, from Camelback Road south to Thomas, and the part of the map most buyers haven't learned yet.

The Running Radius
The corridor between the two. Condos to estates, Camelback Road south to Thomas.
Camelback East is the City of Phoenix's name for the whole village that stretches from the Biltmore area east to the Scottsdale line. On the ground, the part Sierra runs is the stretch south of Arcadia and Arcadia Lite, from Indian School through Osborn to Thomas.
It is the least defined of the six stops and the most interesting for exactly that reason. One block is 1950s ranches being renovated, the next is a gated townhome enclave, the next is a mid-rise condo with a Camelback view. Prices follow the block, not the zip code.

Central to everything. Biltmore Fashion Park, the 51, Sky Harbor, and both Arcadia and the Biltmore restaurant rows are minutes away. Buyers priced out of Arcadia Lite are looking here next.
Long, straight east-west streets with real crosswalks at every intersection, whether or not they are painted. Sierra's runner's PSA from October: every intersection is a crosswalk, and walkability is a buyer question, not a nice-to-have.

This is the stop I'm asked about least, because nobody has put a name on it yet. That is usually where the value is.
